Subdivision of land can only be undertaken by a Registered Surveyor.

Boundary Surveys
Any boundary survey, also known as a Cadastral survey, involving the definition and marking of property boundaries, can only be undertaken by a Surveyor registered under the Surveying Act, 2002.
At North Point Surveys, we have two Registered Surveyors on staff to assist with any boundary survey requirements including:
- Re-establishment and marking of boundaries
- Resolution of boundary disputes
Detail & Contour Surveys
Also referred to as a Topographical Survey, these Surveys provide valuable three dimensional information for further design purposes. Examples of further design purposes requiring these types of surveys include:
- Building and project design
- Road and drainage design
- Bulk earthwork and volume calculations
- Sewer and water design
- Flood modeling
- Infrastructure planning
Identification Surveys
- The primary purpose of an identification survey is to identify and report on the significant structures upon the land in the Certificate of Title forming the subject of a conveyance.
- An identification survey checks compliance of affecting easements, covenants, restrictions and other potential defects on title. It also determines the relationship between improvements relative to the subject land boundaries.
- Encroachments either by or upon the subject land are investigated and are included in the final report.
Construction Set Out
Construction of most building projects requires accurate and specific setout control. This is to ensure that the building is constructed in the correct position relative to the boundaries and at the correct level.
At North Point Surveys we perform set outs on both residential and commercial buildings including:
- Excavation setouts
- Residential and high-rise construction setouts
- Pinning of footings
- Formwork checks
- Height surveys and reports
- Establishing height datum’s and benchmarks to the Australian Height Datum (AHD)
Engineering Set Out
North Point Surveys perform Engineering Setouts for a variety of clients and projects including:
- Road and drainage
- Sewer, Water and other infrastructure
- Bulk Earthworks
- Rail construction
- Housing developments and estates
Hydrographical Surveys
Using the latest in Global Positioning Systems (GPS) combined with digital sounding equipment, North Point Surveys conduct Bathymetric Hydrographical surveys in lakes, rivers, ports, harbours, marinas and most water bodies.
The results of these surveys can be provided in many formats including:
- Coloured hydrographic charts
- Contour Plans
- Profiles and sections
- 3D terrain model
Volume Surveys
Data from hydrographical, detail and contour surveys can be utilised to create terrain models for the computation of areas and volumes.
Cross sections, profiles and surface comparisons can be produced to represent the cut and fill volumes.
Flood Surveys
Surface levels can be determined on specific datum’s. The results from these surveys can be used for flood modeling and analysis.
North Point Surveys can check existing floors for compliance with published flood levels.
Benchmarks can be placed prior to construction to ensure compliance with published flood levels.
Rail Surveys
The team at North Point Surveys have the necessary training, accreditation and inductions to carry out work within rail corridors.
This include locating existing site detail and setting out for new infrastructure.
